Just a single house visit ?
Yes you read this correctly. You can be demanding and limit house visits to just a single confirmation visit and visit no other houses and be delighted with your purchase. This is what one of our clients from Belgium has managed to do using Smartfinder Home’s search service this summer.
The search service that enabled this
The two aspects of the search service that made this possible was:
- firstly the in-depth search we carry out using the Internet
- secondly the use of video & extra photos to check the shortlisted property.
Before that, our client had tried to find the house on his own, interacting with the multiple agents he found through property portals and getting quite frustrated with the result, as most of the houses he received never quite matched his criteria.
When we did the search, we quickly understood what were the most important criteria Vs. optional ones, so we managed to present a more credible selection, with the huge advantage of having access to the whole market, and not a limited property portfolio. We then iterated by phone over a 4 week period, gathering details from agents on the different houses, until our client focused on one property that really matched his needs. The house was not too close to neighbours, nor too isolated, was in the style he wanted, had the right space inside and had the garden and pool he wanted.
We then offered to do a video of the house, and when he received it, he was confident it would meet his expectations and so he planned a confirmation visit, after a short and courteous negotiation on the price. Despite our suggestions for a plan B, that unique confirmation visit was good enough, and a few days later the offer was confirmed in a “compromis de vente”, a signed offer. As a result our search service saved both the client and fellow agents a huge amount of time in unproductive visits.
Even the owner was surprised, not expecting the buyer to negotiate an offer on the back of “just a video” that we had provided for him.
