Smartfinder Home is now enabling investors to earn interest through loans to home owners, as a substitute to banks and with the same guarantees.
The investor's loan is secured via a loan agreement, that fixes the interest rate and the repayment schedule, and is registered with a notaire who will take a "hypotheque" on the property.
Each investor and homeowner can negotiate the precise terms of the loan arrangement as they wish, but Smartfinder Home provides standard guidelines via a template that serves as the basis of a fair agreement and to facilitate its conclusion.
Key Guidelines
- Home owners/buyers must have a safe and sound profile, and we will only recommend you to investors if you can demonstrate banks have provided you with credit recently.
- Investors must be ready to provide a competitive interest rate, close to the current rate for mortgages and be ready to provide some added flexibility in the repayment schedule compared to banks.
- Smartfinder Home after introducing investors with homeowner, will also provide a template loan agreement and facilitate contact with the notaire who registers the agreement, while limiting our introductory fee to 1-2% of the loan amount.
This is well below fees of brokers or peer-to-peer lending platforms that take 8% in total.
