Since 2014, the number of sales of apartments has increased +13% and +24% for houses. This is due to a better convergence between the offers made and the prices accepted by the sellers
Over one year, the average market price for property has dropped.
This is excellent news for all buyers who are as a result in a stronger negotiating position than sellers.
However, 10-year property values show a small increase for owners of, on average +3,1% for houses and +2,7% for apartments.
But the change in prices over the last year depends on the area in the Var. The market slow-down has increased disparities. The median price of a house in the centre of the Var or Toulon East dropped by 5,3% and 7,7% respectively, while on the contrary they have huge increases of 7,8% in the Gulf of Saint-Tropez to 735000 Euros, and greater increases still in other areas along the Var coastline : +9,5% in Sanary-Bandol and +12,1% in Bormes-Lavandou.
Note that the Var remains a popular destination for retirees and foreigners who enjoy the sun in the Var: among foreigners, 21% of buyers are Belgians, 16% of Britons and 11% of Germans and Swiss.
